It's that time of year AGAIN!! It is the 19th Annual Pumpkin Patch hosted by JENSEN'S SUPER MARKET , in BLUE JAY, CA. This is a special time for familys, so come on up and come on out.

Blue Jay is in Lake Arrowhead, which is in the Southern California San Bernardino Mountains. See directions below.

Locals Night "Oktoberfest" & Market at Lake Arrowhead Village. Come enjoy an evening in Lake Arrowhead Village every Friday evening from 4-7pm through Oct 30.
Come out for the "OOM PAH PAH FEST" this Saturday October 17 from 3-7pm at St. Richard's Episcopal Church. Location is 28708 Hwy. 18 in Skyforest. ANTLER'S INN in Twin Peaks. TRUE mountain ambiance.
SADDLEBACK INN in Lake Arrowhead... goes way back to the Hollywood days.
BIN 189 in the RESORT. Now this is what I call FANCY!
BILL'S VILLAGER in Blue Jay, is a down-to-earth kind of place to eat.
CASUAL ELEGANCE in Aqua Fria, is as the name says; Elegant.
BORDERLINE in Blue Jay; a taste of American and Mexican. (Two of my sons have worked as cooks here long, long ago)
PAPAGAYOS at Lake Arrowhead Village is truly my favorite place to eat (they make a mean margarita!)

HOUSEHOLD TIPS ~ Who Knew?

Household Tips that save money and time ~ who knew...?

How Many of These Did YOU Know About?

A sealed envelope - Put in the freezer for a few hours, then slide a knife under the flap. The envelope can then be resealed. (hmmmmmm..).
Use Empty toilet paper roll to store appliance cords. It keeps them neat and you can write on the roll what appliance it belongs to.
For icy door steps in freezing temperatures: Get warm water and put Dawn dish washing liquid in it. Pour it all over the steps. They won't refreeze. (Wish I had known this for the last 18 years!).
To remove old wax from a glass candle holder put it in the freezer for a few hours. Then take the candle holder out and turn it upside down. The wax will fall out.
Crayon marks on walls? This worked wonderfully! A damp rag, dipped in baking soda. Comes off with little effort (elbow grease that is!).
Permanent marker on appliances/counter tops (like store receipt BLUE!) rubbing alcohol on paper towel.
Whenever I purchase a box of S.O.S Pads, I immediately take a pair of scissors and cut each pad into halves. After years of having to throw away rusted and unused and smelly pads, I finally decided that this would be much more economical. Now a box of S.O.S pads last me indefinitely! In fact, I have noticed that the scissors get 'sharpened'' this way!
Blood stains on clothes? Not to worry! Just pour a little hydrogen peroxide on a cloth and proceed to wipe off every drop of blood. Works every time! (Now, where to put the body?)
Use vertical strokes when washing windows outside and horizontal for inside windows. This way you can tell which side has the streaks.
Straight vinegar will get outside windows really clean. Don't wash windows on a sunny day. They will dry too quickly and will probably streak.
Spray a bit of perfume on the light bulb in any room to create a lovely a light scent in each room when the light is turned on.
Place fabric softener sheets in dresser drawers and your clothes will smell freshly washed for weeks to come. You can also do this with towels and linen.
Candles will last a lot longer if placed in the freezer for at least 3 hours prior to burning.
To clean artificial flowers, pour some salt into a paper bag and add the flowers. Shake vigorously as the salt will absorb all the dust and dirt and leave your artificial flowers looking like new! Works like a charm!
To easily remove burnt on food from your skillet, simply add a drop or two of dish soap and enough water to cover bottom of pan, and bring to a boil on stove top.
Spray your TUPPERWARE with nonstick cooking spray before pouring in tomato based sauces and there won't be any stains.
Wrap celery in aluminum foil when putting in the refrigerator and it will keep for weeks.
When boiling corn on the cob, add a pinch of sugar to help bring out the corn's natural sweetness.
Cure for headaches: Take a lime, cut it in half, and rub it on your forehead. The throbbing will go away. (I prefer to soak the lime in Gin and rub it on my tongue first)
Don't throw out all that leftover wine: Freeze into ice cubes for future use in casseroles and sauces...Left over wine? What's that? :)
To get rid of itch from mosquito bites, try applying soap on the area and you will experience instant relief.
Ants, ants, ants everywhere. Well, they are said to never cross a chalk line. So, get your chalk out and draw a line on the floor or wherever ants tend to march. See for yourself.
Use air-freshener to clean mirrors. It does a good job and better still, leaves a lovely smell to the shine.
When you get a splinter, reach for the scotch tape before resorting to tweezers or a needle. Simply put the scotch tape over the splinter, and then pull it off. Scotch tape removes most splinters painlessly and easily.
Now look what you can do with Alka Seltzer...Clean a toilet. Drop in two Alka Seltzer tablets, wait twenty minutes, brush and flush.
Clean a vase. To remove a stain from the bottom of a glass vase or cruet, fill with water, and drop in two Alka Seltzer tablets.
Polish jewelry. Drop two Alka Seltzer tablets into a glass of water and immerse the jewelry for two minutes.
Clean a thermos bottle. Fill the bottle with water, drop in four Alka Seltzer tablets, and let soak for an hour (Or longer, if necessary).Baking Soda works just as well!
Unclog a drain. Clear the sink drain by dropping three Alka Seltzer tablets down the drain followed by a cup of Heinz White Vinegar. Wait a few minutes, and then run the hot water.

Do your friends a favor. Pass this timely (and some not-so-timely) information on to a friend! I know I just did. Makes you wonder about ingesting Alka Seltzer, doesn't it?

WHAT THE SAN BERNARDINO MTS LOOK LIKE BEFORE AND AFTER A STORM

Boy, this has been some winter here in the mountains. Just before Christmas we had a BIG storm. Just last week, almost ALL our snow was gone, with only a few patches here and there in our yard... then came last Thursday. I took the first picture on my way back up the mt. from visiting a friend. By the time I got home, the popcorn snow had begun, hence the pictures below.

WE LIVE WITH WILD ANIMALS WHEN WE LIVE IN THE MOUNTAINS

..This is Missy, please don't confuse her with a WILD CAT.

Seriously, though, let me get right to the point of my title, WE LIVE WITH WILD ANIMALS. Here in Lake Arrowhead, and our surrounding towns, we may see black bears, deer, squirrels, mountain lions, racoons and, quite often, COYOTES. I've seen them all at one time or another. Like most people, my first reaction is (after seeing my first bear), "Oh, how cute....how sweet..." They may be cute, but they are not sweet. THEY ARE WILD.

The first bear I saw was while I was showing property one spring day. As my clients strolled around the outside of the house, I glanced up a pine tree and noticed this baby black bear sitting on a limb, his little leg swinging over it. After my initial, "ahhhhh," I THOUGHT, "Uh-oh, where's Mama Bear? I calming called out to my clients to get back into my car. We quickly LEFT the scene.

Coyotes are all over the place here in the mountains. And, they LOVE small animals. Several times a week there is a "pack" of coyotes that descends upon my property and starts their yelping--which usually means they're ringing the dinner bell. This past week, an article in our local paper headlined Dog Escapes Coyote Attack. This is NOT uncommon. When you're in the mountains, you DO live with the wild animals, and we MUST respect them. Beware of them. Take extra safety precautions.

Keep a close eye on small children
Keep your kitties indoors
Keep a close eye on your dogs when they are outside
Carry a stick, cane or ski pole when taking walks
Don't leave garbage out where WILD animals can get into (they'll be back if you do)
For more information about wildlife in our mountains, visit the SAN BERNARDINO NATIONAL FOREST DEPARTMENT- Ranger Station.
To experience wild animals in a "safe" environment, take the family to WILDHAVEN. Or, if you want to travel a tad further up the mountain, say about 25 miles, make sure you go to the BIG BEAR DISCOVERY CENTER. This place is an awesome place to learn and experience our WILDLIFE, safely.

HAVE A SAFE NEW YEARS EVE.

I am not, nor have I everr been, a party person. Oh, I love to have dinner with friends and family, celebrating birthdays and holidays, and I love a nice, slushy Margarita once in a while. But, as for going to a "party" to party-hardy...well, it's just not for me. I think I was born old.
However, I don't have anything against people partying! And that is why I am posting this; because I know a lot of partying will take place on December 31 to welcome in the New Year, and I want everyone to make it a "safe and sane" party so I'll see you all here on January 1, 2009 (maybe with a headache, but here all the same).
So for those of you going out to celebrate, or maybe having the party, here are a few tips (from the non-party person) in hopes of making your NEW YEARS EVE a great safe one.
If you're going to a party, alone, make arrangements ahead of time (if you plan to drink) to have someone take you home.
If you going to a party with others, make sure some-ONE of you will be the designated driver.
If you're having the party, when your guest show up, ASK THEM if they have a designated driver. If they don't, go to PLAN B (see tips below)
If you have a local taxi company, call them and ask if they'll be available to take folks home, and what they charge.
Collect car keys at the door if your guest have NO driver.
If you THINK you may have unexpected guests spending the night; have extra pillows, blankets and linens ready. Inflatable mattresses are always good to have on hand.
Lastly....be safe & have fun!!!

HEAR YE-HEAR YE, all you CALIFORNIA Texting (while driving) experts folks. You only have a couple of days left to "press your luck." Soon it'll be a BIG NO NO. Since this past July, we've been required to have a hands-free device while talking on a cell phone when we're cruising down the road behind the wheel. Now, starting January 1, 2009, TEXTING while driving will be AGAINST THE LAW, with the same penalties as talking on a cell without a hands-free divice; $20 for the first offense and $50 for following offenses.

Today, November 13, 2008, the Earthquake Country Alliance has organized the Great Southern California Shakeout, a massive earthquake drill--7.5 magnitude--at 10 AM. THIS IS ONLY A DRILL! Below is a list of things you can do and things you should have on hard, in case...

If you're INDOORS when it hits, Drop, Cover, and Hold On!

If you're OUTDOORS when it hits, Move to a clear area if you can safely do so.

If you're DRIVING when it hits, pull over to the side, stop and set your parking brake.

AVOID overpasses, bridges and power-lines.

Have on hand: Water, food, blankets, clothing, flashlights, batteries, radio--for SEVERAL days or WEEKS.

Have emergency items in your car

Prepare your home: secure furniture, electronics, wall hangings, ANYTHING that could fall

Know where your gas shut off is and HOW to SHUT IT OFF

SKI SLOPES & RESORTS IN OUR CALIFORNIA MOUNTAINS

Just like everything else here in Southern California, we are close to SKI SLOPES & resorts! Really, how many other states can you hop in your car and within few minutes, or a few hours, arrive at the desert, the beach, the valley or in the mountains? NOT MANY!

SNOW VALLEY, in Running Springs--San Bernardino Mountains--is about 30 minutes from Lake Arrowhead. Snow Valley has some gentle runs (in my opinion) and it's a great place to take the entire family. From their link (above), you can access snow reports, buy tickets, get a terrain report and tons, tons more! Snow Valley tries to open every year around Thanksgiving. There's some interesting history about SNOW SUMMIT, in Big Bear, that you may not know; A sportsman named Tommi Tyndall, along with his wife and other investors, are responsible for this ski area and for the installation of the FIRST chair lift in the nation! Snow Summit is about 90 minutes from Los Angeles, gets quite a bit more snow than Snow Valley and has more "strenuous" runs. If you want to get out of Dodge and head up north, then you may want to consider MAMMOTH MOUNTAIN. With over 400" of snowfall annually, and thousands of acres of terrain to ski, sometimes Mammoth will have snow when no other ski resort do. Located off Hwy 395, it is quite a drive...but most people say it's well worth it. Map & Directions

DOMESTIC ABUSE happens in large cities. It happens in small communities. IT can HAPPEN to anyone, regardless of race, color, religion, political background, education... DOMESTIC VIOLENCE has NO boundaries.
I was a young mother in the 60's with two little boys and married to an animal. I EXPERIENCED domestic abuse first HAND, literally. IN those days when I called the police after being beat, they would show up, peer down at my bloodied face and say, "We have to see him hit you, "Ma'am." Thank GOD I was one of the lucky ones and finally escaped that beast, and that lifestyle. Thank GOD times have changed some when it comes to domestic violence. It hasn't been eliminated by no stretch of the imagination and never will be. But there are so many wonderful groups and shelters now-a-days where a victim can go seek help.
Even in our little mountain community, we have an awesome place called D.O.V.E.S, (DOMESTIC VIOLENCE EDUCATION & SERVICES). The staff is always available--day or night--to help YOU.

LAKE ARROWHEAD AIRPORT--fly up for air!

Lake Arrowhead really is close to "everything!" We're only an hour from Palm Springs and a little over an hour to Los Angeles or Orange County---and that is by automobile. But what about by plane? Lake Arrowhead ALSO has an airport and some folks can "FLY UP FOR AIR." However, the airport is private and, at this time, you need to have permission from the owner, MARK BAYLEY.
LAKE ARROWHEAD AIRPORT has hopes of becoming a premier transportation provider for the Lake Arrowhead Resort area, eventually. The runway is perfect for most general aircrafts and currently provides private business and recreation travel for firefighting, air evacuation and emergency landing for all public agencies in our local mountains. The airport is located 2.5 miles north of the Lake Arrowhead. This private airport has been in use for over 50 years and has plenty of historical significance (check out that link, it is an awesome tour).

Lake Arrowhead "Village" in The San Bernardino Mountains

LAKE ARROWHEAD VILLAGE has something for everyone. Rides for the kiddies, ducks to feed, eateries that cater to every single taste-bud: Mexican, American, from Waffles to Sushi, and more. Much more. There's shopping galore or benches to sit on...relax, kick back and watch people stroll by (that's my favorite thing to do). Supposedly (and I haven't actually counted) there are 50 plus shops, restaurants and attractions at The Village. You can even get your hair done. AND all of this is on the lower level of The Village.
When I first moved here, one day while shopping at LAKE ARROWHEAD's VILLAGE, I saw a very young Michelle Quan dancing around the sidewalks, pretending to be ice skating...I had no idea at the time, who this tiny person was or what she was about to become.
Almost every weekend during the year--even in the winter--there is some special event taking place at The Village. For instance, in summer months, we have SOUTHERN CALIFORNIA'S LARGEST FREE SUMMER CONCERTS. Also, every Friday, there is a FARMER'S MARKET. One of the most enjoyable events for me this summer was the ANTIQUE CARS AND WOODEN BOAT SHOW. That was too much fun! Then as fall nears, we have the OCTOBER FEST, and the list goes on and on.
But back to shopping.... Stores at The Village range from Tattle-Tails, a cutsie store that carries "special" items for children, including clothing and toys (I bought my new grandson his "favorite" stuffed horsie there) to Outlet stores: shoes, purses, clothing, etc. You need it, there's a shop with it.
To get a feel, and loads of information, about Lake Arrowhead, take a ride on THE QUEEN. The captain at the helm will take you around the lake all the while explaining the history, the depth, pointing out celebrities (older, now moved) homes, just to name a few. Kids and adults alike love taking this approx. hour voyage.
OCTOBER FEST begins in September and runs through October. Every weekend, all weekend, this event starts at noon. Come enjoy the music and yummy German food provided by Papagayos (my FAV Mexican eatery!).
So... take a little tour of THE VILLAGE, in LAKE ARROWHEAD, and see for yourself why you need to come on down!

LAKE ARROWHEAD COUNTRY CLUB

It's hard to believe, but LAKE ARROWHEAD COUNTRY CLUB (LACC) was once a cow pasture. THAT'S RIGHT! Because the area was all about logging in the late 1800's and early 1900's, the
work horses and cows needed a grazing area and LACC was it!
That all changed in 1963 when LAKE ARROWHEAD COUNTRY CLUB was constructed as large a-frame clubhouse. Some of the celebrity guests at the grand opening included Bob Hope, Bing Crosby, Dean Martin and Tony Bennett. Then in 1978, members of the club purchased the course, club house and tennis courts and turned it into a private, member-owned Country Club, as it is TODAY.
Members not only have this beautiful course to play on, other amenities with membership include tennis, swimming or plain old relaxing on their aquatic deck. There's no better way to spend a day in my book!
Perhaps you have a function coming up: wedding, anniversary or other important event. The Club House staff can handle "most" anything. What a setting to have a party, don't you agree?
Members may dine at the Club every day. However, during spring and fall, hours are reduced and the menu selections are changed. Even though the Clubhouse is open all year, in the winter, only pre-scheduled parties and events are held.... speaking of winter, there is nothing more gorgeous than this golf course with a blanket of fresh snow covering it.

Lake Arrowhead is special in so many ways. We're a small community. We're only a few miles from the city below, though it feels like a world away. We have a superior school district. We have homes that meet all lifestyles, prices and situations; from full-time to part-time, and cabins to castles.
One of my favorite "Neighborhoods" (my Localism NEIGHBORHOOD) is what I consider Lake Arrowhead's diamond. SELLERS--DON'T BLOW OFF A LOWBALL OFFER...let it simmer

Dear Seller:
We (Realtors) know how frustrating it is when you get a LOW BALL offer on your home. After all, it's a wonderful home. You've raised your kids here. You KNOW it's priced right. AND you can't afford to take less; you have your blood, sweat and tears in this place. SO, when you get one of those nasty, ridiculous offers, your first instinct is to be mailto:%5E*#@%& off....justifiably so.
"Tell that Realtor to tell his client ...blah, blah, blah with his offer..." You may blurt out.
Instead, you need to take a deep breath. Take a walk. Take a chill-pill. More importantly, you need to let the offer simmer. Let the buyer wait until (almost) the expiration period he/she has given you, expires. Almost, but not until it actually runs out. This lets the buyer know you may not be as desperate as he may think you are. Because, desperation only reaps desperate responses.
The market stinks right now, for sellers. It REALLY is a buyer's market. But even the buyers aren't jumping allover all the great deals they have at their disposable. They're VERY cautious. So, before you blow off that low ball offer, give it some consideration! Work with your Realtor to come up with a "reasonable" counter."
There's an old saying in the Real Estate World; YOUR FIRST OFFER MAY BE YOUR BEST OFFER.

CRASH & BURN COMPUTERS--BACK IT UP

Q: What's worse than your computer crashing?
A: Your computer CRASHING and LOSING ALL YOUR DATA...every stinkin' bit.
This has happened to me twice in the past two years. You'd have thought, after number #1 crash, I would have backed up EVERYTHING, EVERY TIME I went to log off. But, oh no, I have that "I'll do it later" mentality. And, of course, later never came. I'm one of those naive people who thinks "It won't happen to me." But guess what? It does and can.
Recently, one of "My Three Sons" mentioned he had bought an external hard-drive to backup the data from his laptop. We chatted back and forth about it for several weeks until I eventually BIT the bullet and ordered one. My external hard drive is an IOMEGA and can hold a million-trillion-zillion GIGABYTES (GB) (well, maybe only 250GB). It comes with a USB cord, so I can plug IT into any computer. And it's only about 6X4 inches. I'm not suggesting any particular product, only telling you what I have).
Here's what I can do with IT:
MOVE/SAVE DOCUMENTS/PICTURES/VIDEOS, etc TO IT
MOVE MY 'FAVORITES/BOOKMARKS' TO IT
MOVE ALL PERSONAL "STUFF" TO IT
BACKUP EVERY THING FROM MY LAPTOP TO IT--THE ENTIRE SYSTEM
TAKE IT TO ANOTHER COMPUTER AND UPLOAD ANY OR EVERYTHING FROM IT
IF MY 'PUTER CRASHES, AGAIN, I CAN PLUG IT IN... AND VOILA', MY STUFF IS RETRIVED & I WON'T HAVE TO BE RESUSCITATED.
...BUT I didn't stop at the IOMEGA. I also bought a little JUMP-DRIVE that has 4GB (that is a LOT), so I can keep it on my key chain. I use this when I don't need my IOMEGA, or don't need to back up my entire system. The JUMP DRIVE is only about 2 inches long and 1 inch wide.
Here's what I can do with IT:

TRANSFER/MOVE/SAVE FILES, DOCUMENTS, PICTURES, VIDEOS onto IT
PLUG IT IN TO ANY OTHER COMPUTER WHICH I USE AND RETRIEVE ANY INFO I NEED FROM IT
OR, UPLOAD INFO FROM IT TO ANOTHER COMPUTER.
TOSS IT INTO MY PURSE
I'm sure (if I read everything in the instruction manual for these items) they do MUCH, MUCH more.
All I can say is, THANK GOODNESS I now have a BACKUP PLAN!

WEATHER IN THE SAN BERNARDINO MOUNTAINS...ALWAYS CHECK BEFORE HEADING UP

When you live in the mountains, you accept the fact that weather is quite different from our "flat lander" friends' weather below (Flat-lander is a GOOD term, really). Generally, our summer days are cooler, as much as 20 degrees cooler, when temps below are scorching hot. Oh, we do get hot up here, once in while. But in the fall and winter months, our temps may ALSO be cooler/colder! We have four, beautiful seasons, and we respect and love each and every one.
Respect, in that, weather can actually change quickly here: from a cool, clear, crisp fall day...to drizzly, rainy, foggy or snowy. So, it's always a good idea to double check weather reports before heading up the mountain. You MAY be experiencing sunny skies down the mountain and think, "Oh, it can't be that bad up there..." But, in fact, it can be very "different."

Did you see any news yesterday? If so, you may have seen Ringo Starr (of course you know he's one of Fab Four--Beatles). Usually I don't pay attention to "stuff" like this, but I was cooking and barely listening to the reporter, when I HEARD Ringo Starr almost shouting "After October 20, 2008, I'M NOT SIGNING ANYMORE FAN MAIL OR OPENING ANYMORE FAN MAIL. I'M TOO BUSY!
With my mouth opened WIDE, I turned and stared at the TV in disbelief! My thoughts were (and still are) YOU ARROGANT &*#. The public made you! Your fans guided your career. And you TREAT your loyal fans like this?
Okay, I was never a Beatles fan (I know I'm the odd man out, but they never did anything for me), though I grew to love Paul McCartney's baby face...and voice.
What if we, after we finally retire from our Real Estate career, treated past clients like this? What IF we got a call from a past client wanting to sell and asking for help finding a Realtor who we'd recommend? And we said to the Past Client, "TOUGH LUCK! I'M TOO BUSY ENJOYING LIFE TO HELP YOU."
So, am I off my rocker with my feelings? Am I over-reacting? What say you?

LISTING AGENTS; PLEASE CALL ME BACK...I HAVE A BUYER

You know something that really gets on my LAST NERVE? (Well, one of several, I guess); When I call a Realtor with a question about one of his/her listings and he/she never gets back to me. EVER. This doesn't happen a lot, but even once is too much as far as I'm concerned. UNLESS you have a good excuse.
I have a client who called me three days ago about a listing I had emailed him. "Please ask the listing agent...." he asked. I said, "Of course. I'll get back to you as soon as I find out."
Immediately, I call the listing Realtor and get put into the Realtor's voice mail. I leave a message. THEN I call the Realtor's cell. Again, I leave a message. 24 hours later... still, NOTHING. I email the Realtor. 12 hours later...still, NOTHING. Okay, it's been three days now. NOTHING!
Times are tough in Real Estate and when I have a buyer who is generally interested in buying (these are buyers I've been working with), I do my best to find out the information the client needs/requests. (I do that even in a GOOD market).
I not only feel frustrated with THAT listing Realtor's lack of courtesy, but I felt like a big boob when I had to call my buyer and say, "Sorry, the Realtor hasn't gotten back to me." THIS IS NOT GOOD FOR OUR BUSINESS. IT'S NOT PROFESSIONAL.
Now before you come up with a dozen excuses for this Realtor, let me say:
The Realtor is ON the mountain (we live on a mt) and NOT out of town.
The Realtor has been on ActiveRain several times this week, since my calls, so I "assume" the Realtor IS available and most likely checked his/her email!!!
Here's how I look at it: The Realtor could at least call me and say: There's already an offer on it...It's going into escrow as we speak... OR, whatever. Just call and say "something." PLEASE.
Am I calling again? No. Am I over-reacting? (I have been known to once or twice in my life). Go ahead...you can tell me.

WINTERIZE YOUR HOME IN FALL--BEFORE IT'S TOO LATE

Even though it's fall, temperatures in some areas (like mine, the mountains) can drop to freezing or below freezing anyday at anytime. Our mountain weather really can be unpredictable. Well, let's face it, Mother Nature can be unpredictable. Just in the past week, we've had temps down to 29 degrees! YES, I said 29! As a matter of fact, I've already had several calls from clients friends asking me to go turn off their water. And, I gladly did.

I've decided to post a few ideas on things my family does to avoid--or try to avoid--winter-time disasters. Hopefully, my tips will help you get your home "winter ready" and prevent being CAUGHT OFF GUARD when you least expect it.

PIPES--PREVENT FROZEN PIPES

Make sure your entire family knows where the MAIN SHUT OFF valve is in case of an emergency.

Buy, and install, insulation for ANY exposed pipes.

Prepare your A/C (Some need draining) and cover/wrap it.

When you're going to be away from home for several days or longer, set your heater at 55 degrees.

IF you're leaving for several days, drain your hoses, pipes and shut off the water.

FIREPLACE:

Have a professional chimney sweep clean and inspect your fireplace. Make repairs as suggested by the professional chimney sweep.

If you have firewood outdoors, store it in a dry place and make sure it ISN'T touching the exterior of your house.

FURNACE/HEATER:

Have a professional inspect your heater and, if necessary, clean your ducts.

Change your heater's filter often, usually monthly in heavily used months.

Think about buying an updated thermostat.

Make sure household products or anything else that may be combustible, is away from your furnace/heater.

Many Gas companys will come out and check your pilots on appliances, heater and water heaters for free.

CHECK SMOKE ALARMS AND CARBON MONOXIDE DETECTORS

Check your local county requirements on smoke detectors, as to where they must be placed in your home.

Keep extra smoke detector batteries on hand.

TEST smoke detectors and carbon monoxide detectors routinely (I use the spring forward, fall back calendar method) and replace batteries.

Install a carbon monoxide detector near your furnace and water heater.

Keep a fire extinguisher in a safe and accessible area of the home.

Teach all family members how to use the extinguisher

WEATHER PROOFING WINDOWS AND DOORS

Apply weatherstripping around doors to keep out cold air

Caulk windows that need it (you'll know which ones, as you'll hear the wind whistling through the cracks).

Replace cracked glass in windows.

If you have storm windows, it's time to get them installed.

ROOFS AND GUTTERS

Check flashing around your fireplace. (One of MY worst winter disasters was due to bad flashing).

Replace old, worn out roof shingles or tiles.

Clean out gutters and make sure your downspouts are clean of debris.

Many stores carry leaf guards for gutters--consider these.

GET YOUR OUTDOOR AREA PREPARED

Trim tree branches away from house or electrical wires.

OR, call the electric company if branches are already IN the wires

Time to prune trees

THINGS TO HAVE ON HAND...in case of black outs or other winter emergencies:

Extra candles, matches and lighters

Tape phone numbers of utility companies near the phone

Battery back-up to protect your computer and other sensitive electronic equipment.

Extra bottled water, can foods and other non-perishable goodies

Blankets and a first aid kit

Pet food and supplies: WE CAN'T FORGET OUR PETS!!!

SHAKE ROOFS TO BE REPLACED IN LAKE ARROWHEAD BY 2014

Image via WikipediaThis is a topic that people don't want to think about, but not talking or thinking about it, doesn't make it disappear. The topic is FIRE.
By the year 2014, old, wood shake roofs MUST be replaced. Gone. History. As everyone in the nation knows, Lake Arrowhead and all of the San Bernardino Mountains have had their share of fires; the last being OCTOBER 2007, The Grass Fire. Though that fire, or prior fires during the last decade, may not have been caused by shake roofs, old shake-roofs are like matchsticks waiting to ignite. When most of our charming mountain cabins (homes) were constructed way-back-when, these shakes roofs fit the "mountain style." However, there's no style worth risking your house being in harms way during a blazing, Southern California fire.
On September 23, 2008, The SAN BERNARDINO COUNTY BOARD OF SUPERVISORS' meeting addressed the shake roof issue. They proposed that by the 2014, home owners within the FIRE OVERLAY SAFETY AREA must have their old, shake roofs replaced by roofs with a minimum Class A fire rating roof. Sellers of homes with shake roofs must have this done during escrow and before closing.

I recently posted BUYERS GET OFF THE FENCE, IT'S A GREAT TIME TO BUY, explaining what to expect when purchasing a home, including the search for the right home. This is PART II to help explain the escrow process once your offer has been accepted and it goes into escrow (California uses escrows companies verses an attorney as some states do).
Here are the next steps after your offer has been accepted:

LENDER IS NOTIFIED: You will call your lender and the loan process begins. I will send him/her the contract and he/she will keep me (your Realtor) updated as the escrow moves forward.
DISCLOSURES: The seller/s will provide you with disclosures about their home. IF the property is bank owned, you will not get disclosures. Read these disclosures carefully, as you will be asked to approve and sign/initial them (contingency).
INSPECTION PERIOD: Your Purchase Agreement states an X amount of days (the normal is 17 days) to have inspections done:Home Inspection, roof, septic, well, pest, etc. The seller may have agreed to pay for some of these. I will keep you posted on this TIME PERIOD, as this is very important. I will give you a list of local inspectors if you do not know of any. After you've had inspections you may, at that time, ask the seller to make any or all repairs. BUT keep in mind, the seller is not obligated to make any such repairs unless agreed upon in the original purchase contact. The seller must, however, have working smoke alarms in the home and have the water heater braced.
REMOVING CONTINGENCIES: Okay, the inspections are done, perhaps repairs have been made and all parities are satisfied and now it's time to REMOVE (sign off) contingencies which were stated in your Purchase Agreement. Such contingencies are: Disclosures from sellers, Title Report, Escrow Instructions, Inspections, appraisal, loan (though the loan contingency normally stays in affect until it is funded).
FINAL WALK THRU: Approximately 5 days prior to your closing date, we do a Walk Thur to make certain that the property is in the same, or better, condition as it was when your made the offer. This is not a contingency of the sale, however.
THE SIGNING: The escrow company and your lender will make an appointment with you, once all loan documents and closing statements are prepared, to come into their office and SIGN such documents. It is at this time that you will bring in a check (cashiers) for monies owed by you (down payment, closing costs, escrow and title fees). I WILL be here with you at this signing.
CLOSING: After signing the documents, they are then sent back to the underwriter (lender) for another once over and, if approved, the deed to the home will be sent down to the county recorders office and YOUR name will then go on it. YOU will receive a call from escrow saying "Congrat's" YOU ARE A HOMEOWNER.
KEYS. I make arrangements to pick up the house keys and deliver them to you.

Dear Buyers:
IT'S A PERFECT TIME TO PURCHASE PROPERTY. Prices in California (everywhere) have dropped (A LOT) to a more affordable level. We have more-than-enough listed homes ripe for your choosing. Don't keep waiting because you THINK prices will continue to fall. No one has a crystal ball showing us when the turn around in the housing market will occur. And, it will turn around.
Recently I posted SELLERS: HELP, ME, HELP YOU--SELL YOUR HOME, with a list for SELLERS to help get their home SOLD. Though this post is all about BUYING, you may find something of interest in my prior post, or perhaps you know someone who would benefit from it. Please feel free to pass it along.
That said; Let's get down to the PURCHASE process. BUYING A HOME is one of the most exciting things you'll ever do....and one the most expensive purchases you'll ever make. You NEED to be armed with as much information on this process as possible. Don't hesitate to call or e-mail me with additional questions or concerns. Remember, there are NO dumb questions.
Here's my list:
FINDING THE RIGHT REALTOR. It's extremely important that you feel comfortable and trust your Realtor. Do not take this step lightly. The right Realtor can make the difference between a good or bad buying experience. Check out my profile while you're doing your homework.
THE BASICS OF BUYING: Okay, you've chosen your Realtor (Me, I hope), now we get down to the basics. I'll explain the Agency Relationship, Residential Purchase Agreement, Financing, Earnest Money Deposit, making an Offer and the Closing process. (See term explanations below).
FINANCING; YOU need to speak with a lender NOW and find out exactly what you can or can NOT afford. You don't want to go previewing homes and find one you absolutely love, only to find out you canNOT afford it. I'll give you several names of professionals I know and arrange a meeting for you. Once this is accomplished, he/she will fax me a Pre-Qualification or Pre-Approval letter to go with the offer we'll submit once you find "The Right Home."
TELL ME YOUR CRITERIA: Share with me your wants and needs. You've probably already been surfing the Net and possibly have a good idea of what's out there. Tell me your favorite neighborhood. What style home you like? Do you want new construtruction or re-sale? Do you have children who will be attending the Rim 'O The World School District? Give me details!
PREPARING OUR SEARCH FOR HOMES: I'll pull up listings from my local MULTIPLE LISTING SERVICE (MLS) of homes you'd like to preview. We'll scale down your list to approximately eight (if possible). Anymore than eight homes in a day can be confusing. With our list of homes in hand, we'll head out on a house-hunting adventure.
KEEPING NOTES ON PROPERTIES YOU SEE: I'll give you a printout of each home we'll preview, so you can make remarks on each one. THIS IS IMPORTANT and this will also help you eliminate homes you are not interested in. YOU are narrowing down your list and getting closer to finding THE RIGHT HOME.
MAKING YOUR CHOICE: Okay, you've found a home you love! We sit down and discuss making an offer: Price? Earnest Money Deposit amount? Conditions? Time for closing? I fill out the Purchase Agreement, you sign and initial and I contact the Listing Agent and I begin negotiating for you. And...we wait for a response from the sellers.
OFFER HAS FINALLY BEEN ACCEPTED: Once your offer has been accepted and all terms are agreed upon by all parties involved, we open escrow. In the state of California, we have an escrow company; an unbiased third party who handles the transaction and all monies.
You are now getting closer to owning a home!!!

SELLERS- LET ME GET YOUR HOME SOLD

DEAR SELLERS: Our Real Estate market, as you know, is frustrating right now. Home prices have dropped and the market is saturated with listings, not to mention these listings are on the market far too long. However, even in a challenging market, there are ways to increase your chances of getting YOUR HOME SOLD. Below is my list to help do just that and in the shortest amount of time.
Keep in mind, however, that there are conditions that we/you, cannot control: Location, Competition and Market Conditions. That said, on to my list:

LISTING with the RIGHT REALTOR; Of course, I FEEL I am the "right" Realtor, but if you're still unsure, interview several more. I am perfectly okay with that and, in fact, encourage it. Ask what he/she will do for you and your home to get it sold. At our interview, I will explain the "process of selling," the "Agency Relationship" and the Listing Agreement" before discussing the following:
PRICE: This is key in any market, but especially in a less-than-perfect market. I know your home has qualities that OTHERS in your neighborhood may not have. You've put your heart and soul into your home. You've raised your children here and it is "special" to YOU. BUT, the average buyer doesn't care. THEY want the most bang for their buck. And an Over-priced listing sits...and sits...and sits... I will prepare a Comparative Market Analysis so you can SEE exactly what is selling in your area and, just as important, what is NOT selling. The market dictates the price we list your home and this step is vital! And don't forget about the APPRAISAL process. When you get an offer, most often the buyer is getting a loan. Your home will need to appraise for the amount of the loan in MOST cases.
PREPARE YOUR HOME: Okay, you've chosen your Realtor (ME) and now you MUST get your home "BUYER READY". You've got to step out of your seller shoes and slip into the buyer's shoes. I'll make suggestions about things in, or around, your home that need addressing. OR dressed up. It may be as easy as some fresh paint, mowing the lawn, DE-CLUTTERING or using some elbow grease to get your home "sparking" clean. Perhaps your home needs some serious fixing; roof, plumbing, updated appliances, etc. Perhaps getting a professional "Stager"is the answer. (I will offer a name of a trusted Stager I use. When buyers walk into your home, we want only to hear, "Oh, this is wonderful. I could live here!"
YOUR HOME GOES ONTO THE MULTIPLE LISTING SERVICE (MLS): After you've signed the listing agreement, I take photos and head back to my office and INPUT it on the MLS, ASAP! This is IMPORTANT. Instantly, all Realtors/Brokers/Members of that MLS Board will view your home online and, if they have interested buyers, they will call, email or fax the listing to them.
INTERNET EXPOSURE: As soon as I've input your home onto the MLS, I will then list it on MANY different Internet Sites: WINDERMERE'S FEATURED PAGE, REALTOR.COM, GOOGLE (Windermere & Google collaborate),CRAIGSLIST, POSTLETS, TRULIA and so many more. Google alone will expose your home to more than 380 million monthly users.
MARKETING: I will advertise your property in several magazines that have been proven to work in your area: examples, The Real Estate Book and Homes & Land.
BROKER/AGENT TOUR; In your area, we have weekly TOURS. Realtors/Brokers go preview new listings and even preview some "repeats." This gives Realtors a chance to see, first hand, a home in which they may have interested buyers. The TOUR is listed on the MLS and tour sheets are handed out to ALL Realtors/offices. I'll have your home prepared: lights on, blinds and drapes opened and directional signs well placed outside.
OPEN HOUSES: Having an Open House may expose your property to dozens of people. And since we live in a "Resort" area, we get a lot of weekend traffic. Open Houses have been/can be successful. Depending on how you feel about Open Houses, I will HOLD them periodically until YOUR home is SOLD.
PREPARING INTERESTED BUYERS: I will "Prequal" potential buyers" before showing them your home. This eliminates unwanted stress on you and the buyer who may fall in love with your home and find out they cannot afford to purchase it.
UPDATES: I call you weekly with updates on showings (if any), Open House feedback and discuss other things we may need to do to increase "traffic" if we haven't had any, or not enough. After 30 days of little or no interest, we may need to consider a "Price Reduction." No seller wants to hear this, but it MAY have to happen.
WHEN WE GET AN OFFER: We will sit down and discuss the offer and, once agreed upon, we move forward and go into escrow. I will explain the entire process and keep you posted on every step of the escrow. But, first things first, let's get your home prepared and listed.

Things you can do to HELP get your HOME SOLD:

KEEP THE HOME CLEAN & PREPARED: Before leaving for work, or anywhere else, make beds, put dishes in the dishwasher, etc. ASSUME a potential buyer will be seeing your home today!
MAKE HOME ACCESSIBLE: We want Realtors to be able to get into your home to show it to potential buyers, so we need a lock-box on the property. Our lock-boxes are all digital and record who is/has previewed or shown the home.
SHOWINGS: When a Realtor calls to schedule an appointment to show, if possible, turn on all lights, turn on soft music, keeps pets in separate area. Put ALL valuables AWAY. Open drapes, shades and curtains. Open doors and windows (weather permitting).
BE GONE: Try and be gone/away. It's been a known fact that buyers will stick around longer (we WANT that), if the sellers are not home. IF you're unable to be gone, try and stay in a designated area. PLEASE do NOT follow the buyer around. Let the buyer's Realtor do that.

LAKE ARROWHEAD VILLAGE something for everyone. Rides for the kiddies, ducks to feed, eateries that cater to every single taste-bud: Mexican, American, from Waffles to Sushi, and more. Much more. There's shopping galore or benches to sit on...relax, kick back and watch people stroll by (that's my favorite thing to do). Supposedly (and I haven't actually counted) there are 50 plus shops, restaurants and attractions at The Village. You can even get your hair done. AND all of this is on the lower level of The Village.

When I first moved here, one day while shopping at LAKE ARROWHEAD's VILLAGE, I saw a very young Michelle Quan dancing around the sidewalks, pretending to be ice skating...I had no idea at the time, who this tiny person was or what she was about to become.

Almost every weekend during the year--even in the winter--there is some special event taking place at The Village. For instance, in summer months, we have SOUTHERN CALIFORNIA'S LARGEST FREE SUMMER CONCERTS. Also, every Friday, there is a FARMER'S MARKET. One of the most enjoyable events for me this summer was the ANTIQUE CARS AND WOODEN BOAT SHOW. That was too much fun! Then as fall nears, we have the OCTOBER FEST, and the list goes on and on.

But back to shopping.... Stores at The Village range from Tattle-Tails, a cutsie store that carries "special" items for children, including clothing and toys (I bought my new grandson his "favorite" stuffed horsie there) to Outlet stores: shoes, purses, clothing, etc. You need it, there's a shop with it.

To get a feel, and loads of information, about Lake Arrowhead, take a ride on THE QUEEN. The captain at the helm will take you around the lake all the while explaining the history, the depth, pointing out celebrities (older, now moved) homes, just to name a few. Kids and adults alike love taking this approx. hour voyage.

OCTOBER FEST begins in September and runs through October. Every weekend, all weekend, this event starts at noon. Come enjoy the music and yummy German food provided by Papagayos (my FAV Mexican eatery!).

So... take a little tour of THE VILLAGE, in LAKE ARROWHEAD, and see for yourself why you need to come on down!

When you're thinking about moving into a "new" community, you want to soak up as much information about the area as possible. Most of us do our research on-line--fast and easy and it saves tons of time and, I think, money. Money on phone calls and certainly money on gas. I have complied some links below that I hope you'll find useful.

RIM OF THE WORLD SCHOOL DISTRICT is the reason my family moved to Lake Arrowhead. For a "report card" on each school click on THE RIM OF THE WORLD SCHOOL DISTRICT REPORT CARDS.

LAKE ARROWHEAD CHAMBER OF COMMERCE is chalked full of info: Calendar of Events, Visitors Center and lodging, and much, much more.

RIM OF THE WORLD.NET was a site started by a young man and includes, up-to-date traffic reports, accidents and fire reports, among a few things. When our mountain suffered the devastating fires, I kept a watchful eye on this site. You can even join the chat room.

For the outdoorsy types, a peek at US FOREST DEPARTMENT--SAN BERNARDINO MTS. will show you where the hiking trails, campgrounds and picnic areas are, and loads more.

Lake Arrowhead (San Bernardino Mountains) has some beautiful weather. In fact, we have four seasons; one being winter. It's always a good idea to CHECK THE WEATHER for snow reports before heading up. Even in the summer we get some awesome thunder storms.

STATER BROS is our local Lake Arrowhead Grocery Store. This link gives you access to that one and other nearby down-the-mountain Stater Bros. (But why would you leave the Mt's?) This store has a bakery, deli, and full meat counter.

NIT-PICKING LENDERS PUSHING BUYERS AWAY

We all know what a mess the lending institutions are in. IF YOU DON'T then you must have been on an island somewhere or living under a rock the past few years. WE KNOW TO WELL. That said, it seems to me that instead of trying to fix this mess, lenders are instead taking it out on the GOOD buyers. By this I mean that they (lenders) are NIT-PICKING THEM to death until they (BUYERS) say "Forget it! If you don't want my business, I'm going elsewhere."

One of my escrows is with a "dream" buyer." (Yes, they are still out there). The kind of buyer that is pre-APPROVED before we even sat down to write the offer. The kind of buyer that has, and always has had, GOLD credit. The kind of buyer with a bank account fat with $$$'s. The kind of buyer that is putting down over 40% at the COE. Now, face it, we aren't getting those kind of buyers everyday!

Our escrow was moving along beautifully: inspections are done, repairs made, pre-lim accepted, appraisal a breeze. We're down to the last few days...waiting for the DREADED loan doc's. And then the NIT-PICKING begins. A laundry list of "conditions" pop up. My buyer quickly provides the information needed to eliminate those conditions. Okay, where are the loan doc's? Ahhhhh....more conditions. More NIT-PICKING. It has been never ending! (Yes, I KNOW there has to be a paper trail).

At this point my buyer is extremely upset, to say the least. He feels like this NIT-PICKING is a slap in the face.
I want to know WHAT IS GOING ON WITH LENDERS? No, I don't want to hear about the mess WE'RE in, again. I'm aware, as is the nation. I want to know why they (lenders) are pushing away the GOOD buyers, because of the buyers who got bad loans a few years ago and are now losing their homes? Why make everyone suffer? Don't you (Lenders) need to start lending money to GOOD buyers to get this MESS turned around?

LENDING INSTITUTIONS: Don't take this post as a "blame game" on lenders only. I've always felt that the current homeowners who bought into the crappy loans are also guilty. Though most people DON'T read the fine print on IMPORTANT documents--THEY SHOULD! Perhaps, if they had, many homeowners wouldn't be in the trouble they are today. If it sounds to good to be true... well, it probably is. As I've said before, I don't have a client who bought into the "no-down, get into a home at any PRICE" frenzy." AND I AM SO GRATEFUL.

So back to the question at hand: WHY ARE LENDERS MAKING IT SO DIFFICULT FOR THE GOOD, QUALIFIED BUYERS?

"Almost" every year, Lake Arrowhead celebrates Independence Day (July 4th) by putting on an awesome FIREWORK show "over the lake." ART and WINE FESTIVAL IN LAKE ARROWHEAD

ANNUAL ART & WINE FESTIVAL IN LAKE ARROWHEAD, JUNE 21, 22 2008

Every year, the Lake Arrowhead Rotary puts on the Annual Art & Wine Festival. This year, the 40TH, THE FESTIVAL will be held June 21 & 22, 2008, at Tavern Bay in Lake Arrowhead.
10am to 5pm

Some of the highlights this year are:

80 artists with works ranging from acrylics to oil paintings to woodworking.
A Paint Off will be held to those artist who wish to participate. They will complete a work during the festival to be auctioned off on the last day of the festival.
Entertainment will include: Rim High School Jazz Band, the N. R. Key String Quartet and Fortissimo Strings.
Wine tasting classes
Wine tasting contests
Mr. Twister will be there to entertain the kiddos
Food to include: cheeses, fruit plates, tri-tip and hot pastrami sandwiches, cookies, kettle corn, Italian ice and the Rotary dogs.

Things to do while visiting The San Bernardino Mountains

ICE CASTLE INTERNATIONAL TRAINING CENTER: At an elevation of 5,400 feet, in the beautiful San Bernardino Mountains, we have the Ice Castle International Training Center. Michelle Kwan trained right here! I remember when I first moved to Lake Arrowhead in 1991, seeing Michelle and her family at Lake Arrowhead Village--lake side. Michelle was actually practicing her skating moves. In tennies... I had no idea at that moment who she was or what she would become! The training center is now open for public skating (certain times & days)...
cont... But before Lake Arrowhead had the "training" center, there was the Ice Castle; a public ice-skating rink in Blue Jay, California, built back in 1934 (photo from Rim of the World Historical Society). The Ice Castle was an opened-air rink for decades, surrounded by towering pines and cedars. At some point, however, a roof was added. Then, in 2001, heavy snowfall caused the roof to cave-in. The owner decided not to rebuild. Today, WINDERMERE Fine Properties has their office here (photo above). A great setting to work in, isn't it?
LAKE ARROWHEAD VILLAGE: There is always something to do or see at Lake Arrowhead Village. You can shop til you drop, walk til you drop and eat til you can't eay anymore. The Village has restaurants galore for all tastes; Mexican, Sushi, Waffles, seafood, smoothies or candyshops. But if you want to find out all about Lake Arrowhead and its history, take a ride on The Arrowhead Queen. A ride on this tour boat will give you a great lesson about the area, now and then. View homes of past celebrities (not so much today's celebrities, for privacy reasons), plus there are places on the lake that you can only see from a boat. FUN trip!

CAMPING, HIKING, FISHING, PICNICING!..oh my. San Bernardino Ranger Station/Lake Arrowhead is where to begin if you want to "get back to nature." At the ranger station you can buy your ADVENTURE PASS (you must have one), get maps of trails and campgrounds. You'll learn how to have a safe, mountain experience. You may WANT to reserve your camping spot SOON, especially in the summer!! I was driving thru "Dogwood Campground" near Blue Jay few days ago, andI noticed RESERVED tags on ALMOST all sites for this weekend. (call 909-382-2782).
RIM OF THE WORLD SCENIC HIGHWAY... Is an eighty-seven-mile-long, drive that takes you from San Bernardino all through the forested San Bernardino Mountains. You'll wind along Rim of The World's Highways' 18 and 138, and through quaint mountain towns like Big Bear Lake, Running Springs, Sky Forest, Rim Forest, to name a few. You can access Lake Arrowhead by turning off Highway 18 and onto Highway 173. Rim of The World Highway, a National Scenic Byway, goes from an elevation of 1,000 feet at San Bernardino to over 8,000 feet. Makes for a great Sunday afternoon drive!
TAVERN BAY BEACH CLUB: Beginning in July, every Thursday evening at Lake Arrowhead's Tavern Bay Beach Club, across from UCLA Conference Center, we have the Arrowhead Arts Music Festival. Concert dates are from July 10, thru August 7, 2008. It's easy to relax, have fun and enjoy Lake Arrowhead's cool evenings under clear, blue skies, as you listen to bands like the Hotel California (tribute to the Eagles) and the Fab Four, a tribute to the Beatles.
