TIPS to HELP Get YOUR Home SOLD

Dear Seller/s:

Selling a home can be frustrating. Home prices still aren't where they were in '05 & '06, though we're making some big steps. However, even in a challenging market, there are ways to increase your chances of getting YOUR HOME SOLD. Below is my list to help do just that and in the shortest amount of time. 
Keep in mind that there are conditions that we/you, cannot control: Location, Competition and Market Conditions. That said, on to my list:
  1. LISTING with the RIGHT REALTOR. Of course, I FEEL I am the "right" Realtor. But if
    you're still unsure, interview several. I am perfectly okay with that and, in fact, encourage it. Ask what he/she will do to help get your home sold. At our interview,  I will explain the "process of selling," the "Agency Relationship" and the Listing Agreement" along with the  following:
  2. PRICE: This is key in any market, but especially in a less-than-perfect market. I know your home has qualities that OTHERS in your neighborhood may not have. You've put your heart and soul into your home. Maybe you've raised your children here and it is "special" to YOU. But the average buyer doesn't care. THEY want the most bang for their buck. And an Over-priced listing sits...and sits...and sits... I will prepare a Comparative Market Analysis so you can SEE exactly what is selling in your area and, just as important, what is NOT selling. The market dictates the price we list your home and this step is vital! And don't forget about the APPRAISAL process. When you get an offer, most often the buyer is getting a loan. Your home will need to appraise for the amount of the loan in MANY cases. 
  3. PREPARE YOUR HOME: Okay, you've chosen your Realtor (ME) and now you MUST get your home "BUYER READY". You've got to step out of your seller shoes and slip into your buyer shoes. I'll  make SUGGESTIONS about things in and around your home that need addressing. OR, dressed up. It may be as easy as some fresh paint, DE-CLUTTERING or using some elbow grease to get your home "sparking" clean. Perhaps your home needs some serious fixing; roof, plumbing, updated appliances, etc. Perhaps getting a professional STAGER (ask me for a list of experts). When buyers walk into your home, we only want to hear, "Oh, I like this. I could live here!"
  4. YOUR HOME GOES ONTO THE MULTIPLE LISTING SERVICE(MLS): After you've signed the listing agreement, I have professional photos taken and then INPUT the information into the MLS. This is IMPORTANT. Instantly, all Realtors/Brokers/Members of our MLS Board will view your home online and, if they have interested buyers, they will contact them.
  5. INTERNET EXPOSURE: As soon as I've input your home into the MLS, I then list it on MANY different Internet Sites: MOUNTAIN COUNTRY REALTY'S FEATURED PAGE ZILLOW, TRULIA, REALBIRD, POSTLETS and many more.  Google alone will expose your home to more than 400 million monthly users.
  6. MARKETING: I will advertise your property in a local real estate magazine that have been proven to work in your area.
  7. BROKER/AGENT TOUR;  In your area, we have weekly AGENT TOURS. Realtors/Brokers go preview new listings and even preview some "repeats." This gives Realtors a chance to see, first hand, a home in which they may have interested buyers.  
  8. OPEN HOUSES: Having an Open House may expose your property to dozens of people. And since we live in a "Resort" area, we get a lot of weekend traffic. Open Houses have been/can be successful. Depending on how you feel about them, I will HOLD one periodically until YOUR home is SOLD.
  9. PREPARING INTERESTED BUYERS: I will "Pre-qual" potential buyers" before showing them your home. This eliminates unwanted stress on you and the buyer who may fall in love with your home and find out they cannot afford to purchase it.
  10. WHEN WE GET AN OFFER: We will sit down and discuss the offer and, once agreed upon, we move forward and go into escrow. I will explain the entire process and keep you posted on every step of the escrow.  But, first things first. Let's get your home prepared and listed.
Things you can do to HELP get your HOME SOLD:
  1. KEEP YOUR HOME CLEAN & PREPARED: Before leaving for work, or anywhere else, make beds, put dishes in the dishwasher, etc. ASSUME a potential buyer will be seeing your home today!
  2. MAKE HOME ACCESSIBLE: We want Realtors to be able to get into your home to show it to potential buyers, so we need a lock-box on the property. Our lock-boxes are all digital and record who is/has previewed or shown the home.
  3. SHOWINGS: When a Realtor calls to schedule an appointment to show, if possible, turn on all lights, turn on soft music, keeps pets in separate area. Put ALL valuables AWAY. Open drapes, shades and curtains. Open doors and windows (weather permitting).
  4. BE GONE: Try and be gone/away. It's been a known fact that buyers will stick around longer (we WANT that), if the sellers are not home.  IF you're unable to be gone, try and stay in a designated area. PLEASE do NOT follow the buyer around. Let the buyer's Realtor do that.
 Okay, now, let's get YOUR HOME "Listed" & SOLD!

LAKE ARROWHEAD Weather ~ Four Mild Seasons


Lake Arrowhead has four, mild, beautiful seasons: cool, colorful & brilliant falls, gentle snowy winters, bright springs and sunny summers.
July is generally our warmest month with average temperatures in the low 80s. Summers may be unusually cooler than down in the valley by approx. 20 degrees. Warm and mild, but not too hot, summer temps in Lake Arrowhead can range between the high 60s and the low to mid 80s.

Winter temps in Lake Arrowhead may fall below freezing, but generally rise above freezing to the 30s, 40s, or even the low 50s by mid morning. Highs during the winter months average in the 40s or low 50s on warmer days. Our coldest month is January with the average Lake Arrowhead weather temperature ranging between 25 and 30 degrees.

Average yearly rainfall: 40 to 42 inches per year (a dramatic three to four inches more than the average rainfall in the overall Southern California area). We get more rain during the winter months with January/February being the wettest months.

November thru March, our average snowfall in Lake Arrowhead is approximately 80 inches.

Temps can vary between day and night during the summer, as much as 25 to 30 degrees. During the winter months, temperature ranges between day and night usually only 15 to 20 degrees.

The variety of Lake Arrowhead weather makes our resort area perfect for enjoying many outdoor activities;  From water skiing in the summer to snow skiing in the winter, Lake Arrowhead's climate offers something for everyone.

BIG weekend ahead! This is, as you know, the last 3-day weekend of the summer and we have tons of events happening here in LAKE ARROWHEAD & other mountain communities.  The largest of all is GARAGE SALE MANIA.  But don't take my word for it: come on up, come on out and have a blast!

LAKE ARROWHEAD Historical Museum

The RIM OF THE WORLD HISTORICAL SOCIETY MUSEUM is a must see! It opened June 5th, 2010 and enough thanks cannot be given to the fine members and volunteers of the society who made it happen! We should all be very proud of their time and effort that went into getting the museum up and running. Clap! Clap!
My family and I were lucky enough to go explore the Museum on Sunday, June 6, 2010. I have to tell you, I was more than impressed. There is so much about Lake Arrowhead that I did not know, and thanks to these fine people, I now know where I can get answers to questions I have. And think about what this will mean for our young, local children. They will now get to go on "field trips" to the museum and learn about our great community, The San Bernardino County Mountains; how they were formed and by whom.
Upon a visit, you'll be amazed at all the old memorabilia the museum has on hand, much of which was donated by residentsRim of The World Historical Museum who've been here "forever" or passed down from their descendants. Experience a reproduction of Santa's Village. A "Movie Room" to check out some of the films made here. Blown up pictures of everything and everyone from a newly opened Snow Valley Ski Resort to the "Shanty Town" scene from Gone With The Wind. You will love it!

FREE MOVIES AT THE LAKE ARROWHEAD RESORT

If you've never been to the LAKE ARROWHEAD RESORT, then you have no idea what you've been missing. This hotel is beyond beautiful! BUT, that's not what this post is about.
It's about FREE MOVIE NIGHT at the Lake Arrowhead Resort--TONIGHT, November 4th, 2008.
Every Tuesday night at 7:00 PM, the RESORT hosts "classic" movie night. FREE!!! Tonight's flick is a 1940's classic with Humphrey Bogart, Ida Lupino and Cornel Wilde in HIGH SIERRA.

LAKE ARROWHEAD AIRPORT--fly up for air!

Lake Arrowhead really is close to "everything!" We're only an hour from Palm Springs and a little over an hour to Los Angeles or Orange County---and that is by automobile. But what about by plane? Lake Arrowhead ALSO has an airport and some folks can "FLY UP FOR AIR." However, the airport is private and, at this time, you need to have permission from the owner, MARK BAYLEY.
LAKE ARROWHEAD AIRPORT has hopes of becoming a premier transportation provider for the Lake Arrowhead Resort area, eventually. The runway is perfect for most general aircrafts and currently provides private business and recreation travel for firefighting, air evacuation and emergency landing for all public agencies in our local mountains. The airport is located 2.5 miles north of the Lake Arrowhead. This private airport has been in use for over 50 years and has plenty of historical significance (check out that link, it is an awesome tour).

Lake Arrowhead "Village" in The San Bernardino Mountains


LAKE ARROWHEAD VILLAGE has something for everyone. Rides for the kiddies, ducks to feed, eateries that cater to every single taste-bud: Mexican, American, from Waffles to Sushi, and more. Much more. There's shopping galore or benches to sit on...relax, kick back and watch people stroll by (that's my favorite thing to do). Supposedly (and I haven't actually counted) there are 50 plus shops, restaurants and attractions at The Village. You can even get your hair done. AND all of this is on the lower level of The Village.
When I first moved here, one day while shopping at LAKE ARROWHEAD's VILLAGE, I saw a very young Michelle Quan dancing around the sidewalks, pretending to be ice skating...I had no idea at the time, who this tiny person was or what she was about to become.
Almost every weekend during the year--even in the winter--there is some special event taking place at The Village. For instance, in summer months, we have SOUTHERN CALIFORNIA'S LARGEST FREE SUMMER CONCERTS. Also, every Friday, there is a FARMER'S MARKET. One of the most enjoyable events for me this summer was the ANTIQUE CARS AND WOODEN BOAT SHOW. That was too much fun! Then as fall nears, we have the OCTOBER FEST, and the list goes on and on.
But back to shopping.... Stores at The Village range from Tattle-Tails, a cutsie store that carries "special" items for children, including clothing and toys (I bought my new grandson his "favorite" stuffed horsie there) to Outlet stores: shoes, purses, clothing, etc. You need it, there's a shop with it.
To get a feel, and loads of information, about Lake Arrowhead, take a ride on THE QUEEN. The captain at the helm will take you around the lake all the while explaining the history, the depth, pointing out celebrities (older, now moved) homes, just to name a few. Kids and adults alike love taking this approx. hour voyage.
OCTOBER FEST begins in September and runs through October. Every weekend, all weekend, this event starts at noon. Come enjoy the music and yummy German food provided by Papagayos (my FAV Mexican eatery!).
So... take a little tour of THE VILLAGE, in LAKE ARROWHEAD, and see for yourself why you need to come on down!

LAKE ARROWHEAD COUNTRY CLUB

It's hard to believe, but LAKE ARROWHEAD COUNTRY CLUB (LACC) was once a cow pasture. THAT'S RIGHT! Because the area was all about logging in the late 1800's and early 1900's, the
work horses and cows needed a grazing area and LACC was it!
That all changed in 1963 when LAKE ARROWHEAD COUNTRY CLUB was constructed as large a-frame clubhouse. Some of the celebrity guests at the grand opening included Bob Hope, Bing Crosby, Dean Martin and Tony Bennett. Then in 1978, members of the club purchased the course, club house and tennis courts and turned it into a private, member-owned Country Club, as it is TODAY.
Members not only have this beautiful course to play on, other amenities with membership include tennis, swimming or plain old relaxing on their aquatic deck. There's no better way to spend a day in my book!
Perhaps you have a function coming up: wedding, anniversary or other important event. The Club House staff can handle "most" anything. What a setting to have a party, don't you agree?
Members may dine at the Club every day. However, during spring and fall, hours are reduced and the menu selections are changed. Even though the Clubhouse is open all year, in the winter, only pre-scheduled parties and events are held.... speaking of winter, there is nothing more gorgeous than this golf course with a blanket of fresh snow covering it.

GOLF MEMBERSHIP: This membership includes unlimited golfing, tennis, swimming, clubhouse dining, social events. You may participate in tennis clinics and socials, Ladies putter club, Book of the Month, Bridge and Bunco. Email: accmembership@verizon.net for pricing.

Along the north side of Lake Arrowhead Country Club is Grass Valley Park. This little jewel is a perfect place to take family and friends for a picnic. There are picnic tables, barbeque's, restrooms and children's play equipment. Grass Valley Lake is also adjacent to the park and the golf course. ONLY ducks can swim here!As you're golfing or driving around this area, you'll see a variety of homes and cabins, either on the course itself or the surrounding area. Prices of homes vary in this neighborhood. E-mail or call for a list of golf course properties.
Like most places in Southern California, LAKE ARROWHEAD COUNTRY CLUB (Lake Arrowhead) is only a few hours, or less, away. Actually, regardless of where you live in Southern California, you're fairly close to the mountains, desert or beaches.

ARROWHEAD ARTS MUSIC FESTIVAL --FALL 2008


Autumn is in the air and that means mark your calendar for ARROWHEAD ARTS ASSOCIATION's fall concerts.
SEPTEMBER 26, 2008 begins the first of the fall concerts with "CLASSICS BY THE LAKE." This particular event will be held at a private, Lake Arrowhead, lakeside home, and features well-known guitarist, RON FRESHMAN. Price is $50.00 per person and includes a catered reception with wines, hors d'oeuvres & desserts. Please make reservations by calling 909-337-4277. This will be an elegant evening you won't want to miss!
SEPTEMBER 28, 2008: FALL CLASSICAL MUSIC FESTIVAL takes place beginning at 3:00PM. This concert, featuring The Riverside Philharmonic, will be held at Our Lady of the Lake Catholic Church. Performances, under the direction of Patrick Flynn, by SYMPHONY MEETS THE BLUES w/Corky Siegel, the blues harmonica legend.

CEDAR RIDGE ESTATES--IN LAKE ARROWHEAD



Lake Arrowhead is special in so many ways. We're a small community. We're only a few miles from the city below, though it feels like a world away. We have a superior school district. We have homes that meet all lifestyles, prices and situations; from full-time to part-time, and cabins to castles.
One of my favorite "Neighborhoods" (my Localism NEIGHBORHOOD) is what I consider Lake Arrowhead's diamond. I remember when my family first moved here in 1991, how we accidentally came across this area while taking a drive on a quiet Sunday afternoon. It was a fairly new development. In fact, there was a local Realtor sitting near the front gates, with his card table set up, trying to sale vacant lots. So we drove around this area and it immediately became an all time favorite of mine. A very special community right here in my own backyard.
Cedar Ridge Estates is a stunning gated-community that sits perched above Lake Arrowhead, yet only a stone's throw to the lake and to Lake Arrowhead Village. All of the elegant homes behind these gates are custom and beautifully constructed by some of the countries finest builders. Entrance to CEDAR RIDGE ESTATES is off Cumberland Dr.
The lots these exquisite homes are built on are large and lush with cedars and pines..and private. Most parcels are at least ¾ acre or more, nearly level or gently sloped. You'll generally have plenty of space to build your dream home back from the street, leaving you with a long, winding or circular driveway.....and Privacy.
Lake Arrowhead is a private lake and like all properties within the Arrowhead Woods (lake rights) boundaries, as is Cedar Ridge Estates, it gives people the right to join ALA (ARROWHEAD LAKE ASSOCIATION) which then gives them the permission to use the lake. Living within Arrowhead Woods, property owners must be responsible and follow certain rules and regulations set by ARROWHEAD WOODS ARCHITECTURAL COMMITTEE. These rules are mainly set forth to protect our trees/forest.

WEATHER IN THE SAN BERNARDINO MOUNTAINS...ALWAYS CHECK BEFORE HEADING UP


When you live in the mountains, you accept the fact that weather is quite different from our "flat lander" friends' weather below (Flat-lander is a GOOD term, really). When you live in the mountains, you accept the fact that weather is quite different from our "flat lander" friends' weather below (Flat-lander is a GOOD term, really). Generally, our summer days are cooler, as much as 20 degrees cooler, when temps below are scorching hot. Oh, we do get hot up here, once in while. But in the fall and winter months, our temps may ALSO be cooler/colder! We have four, beautiful seasons, and we respect and love each and every one.
Respect, in that, weather can actually change quickly here: from a cool, clear, crisp fall day...to drizzly, rainy, foggy or snowy. So, it's always a good idea to double check weather reports before heading up the mountain. You MAY be experiencing sunny skies down the mountain and think, "Oh, it can't be that bad up there..." But, in fact, it can be very "different."

ARROWHEAD ARTS MUSIC FESTIVAL--Starts 7/24//2008



Tomorrow evening, at the beautiful Tavern Bay Beach Club, The ARROWHEAD ARTS MUSIC FESTIVAL continues with Pete Jacobs' Wartime Radio Revue (Click Here) Big Band Swing (16 piece band!!!). His music will take you back to another time (30's and 40's) in history. A good time~
Come out to enjoy a summer evening under clear, blue skies at TAVERN BAY BEACH CLUB across from UCLA CONFERENCE CENTER in Lake Arrowhead.
Gates open at 5:00 PM. Concert begins at 6:00 PM. Bring your picnic basket and drinks. Cost: Adults $25.00. All students K thru 12 are free of charge.(909) 337-4296 for ticket/table reservations.
